Sellers Disclosure/ Fraud

Can I get my inspection $ money back. I recently put an offer on a home in GA and we went binding.  During the open house I asked the sellers agent if they had any structural issues and she mentioned that she had her contractor fix/ strengthen the second bedroom and everything is good now.  The disclosure also noted the second bedroom had been replaced and strengthened.

These issues were clearly not corrected or done properly according to the inspection report. The crawl space was a nightmare as we found the house additions were built on an old deck (2 bedrooms and a bathroom). The additional support the seller mentioned was not secured with concrete and appeared to be a beam in sand. Further in the craw space we found pavers stacked on top of each other with a wood post as a support beam for the home. Several other shocking pictures were found down there including the whole crawl space was covered in white dust which looked like Boric Acid.  Which obviously was to rid the fungus/mold or critters which we still found.

I feel the sellers agent misrepresented the home being structurally sound and clearly knew about the issues as she mentioned her own contracted replaced/strengthened the home. We are out $450 (inspection) and a possible $595 for starting financing.  I know going through legal remedies can be timely and expensive but this a huge burden to myself and wife as we are trying to buy our first home.

We cancelled the contract and are working to secure another home now.

Any thoughts would be appreciative.

Drew
