Creative Closing

I am currently working with the owner of a property that I would like to purchase to buy and hold. This is off-market at the moment and we have come to an Agreement on price but the seller is not quite ready to move forward.  Any ideas/suggestions on how to creatively approach the situation to get it closed quickly so that I do not lose the property or the seller does not change their mind?
