In Austin, looking to invest within a 3 hour drive for Buy / Hold

Howdy Folks,

I'm in Austin and it's been hard to find buy and hold deals here. Maybe it's because I'm a newb, but I just can't seem to make the numbers work on any deals I look at. That's caused me to focus mostly on crowd funding and commercial deals over the past couple of years. I'd like that to change though so I'm looking for some feedback.

My goal is to find some good single family buy and hold properties within a 3 hour drive from my house. That basically opens up San Antonio, Houston, and Dallas as major markets I can focus on. Any feedback on which of those markets is best for buy and hold and which sub markets within those areas are best?
