buying mom's condo with sister; how screwed am I?

Hi, mom died last year and my sister wants me to go in on her condo ... condo in Cook Co. IL suburbs is worth about 75K with the garage. There are four of us, and my sister and I are looking to buy out my brother and my step-father. We are plowing both our shares for the down payment and she wants to rent it out. She lives across the street in the same complex and her husband is doing some work on the condo now to get it ready for showing in case we don't buy. I plan to plow my entire share back into the purchase/maintenance as does my sister, but I really don't want to have to dip into my personal funds for this project if at all possible. I going to look for a 40K mortgage. Does this sound realistic to you? What about taxes and such? Any opinions or advice welcome.
