Gas station help in Sourh Nj!!

Can someone please help me? I had a lead come in from a guy who has a gas station for sale. It has been shut down for 3 years. He said it has a no further action, brand new u drug round tanks and lines, and has just been painted. I have a buyer who may want to check it out but I have no clue how to comp it or figure out what it's worth. He said he was asking $750k for it. The first thing the buyer asked me was if I knew the size of the lot. I asked the seller before I got off the phone with him and he said he didn't have that paperwork in front of him. Please help!
