Looking for lending tips and advice. Buffalo area.

I would like to get my first deal going asap. That being said I am just now at a point where I can seriously start thinking about getting into a property. I am wondering if there are any banks that anyone knows of that are willing to work with people. I am looking for 85% LTV. I realize this is ambitious, however I have read of many other people being able to get deals like this. Any advice or help on getting my search started would be greatly appreciated.

Just as a qualifier, I know the easiest thing is to just call banks and credit unions but I figured I would ask the community to see if I could get some feedback to aid in my search.
