Buying a Multi Family across street from a college

I was looking at a property tonight...it is a 4 unit property with a fifth space used as an office. It is across the street from a college. My assumption here is that the most likely clientele would be college kids...could be wrong but it got me thinking...is investing in any property with the plan to rent to college students a good idea or would you run? I am interested to hear from some experienced investors. Thanks!
