Quick tips for 1st time home buyer/investor

I'm 26 yrs of age and I want to buy a smaller home live in it and fix it up, move back to my parents home and rent it out. Currently I have an annual income of 50k yes I still have bills granted not as much as someone who lives on their own lol. What price range should I shoot for, how bad of a fixer upper house should I get or even if I should get a fixer upper, and also should I look into he USDA "no down payment" loan? I question the no down payment loan because it's more so in rural areas where I don't think I'd be able to get much renters. So just those questions and a few tips please and thank you it'll be greatly appreciated. Oh and I'm in NJ so property taxes are crazy!!!
