SFR purchase contracts in Texas

hello all!

Im trying to get around to looking for deals now that i think ive done a fair amount fo research, but i am struggling with something...

My strategy starting out is to use a couple lead generation techniques (i.e. Driving for dollars, letters, posting ads, calling, etc) to find potential leads and then running the numbers from there. (I.e. Not listed on MLS)

My issue is what to do once i find a deal and decide i want to purchase it, more specifically, where do i get the contract forms for the actual agreement?  I do not have an agent, broker, etc since i dont really see the value of using one here (except for running comps maybe).  I would be willing to use a RE attorney to verify that the documents i plan to use  enforceable and legit, but where do i get the forms to get started?

Maybe im overthinking this...
