Rehab financing for NON first time home owners

Hey guys,

I am looking into buying a multifamily unit, but in my market area, they all need work. The information I've read thus far for rehab loans (203k) is for first time homeowners. I already own a live in property on capitol hill DC so I do not qualify. What are my other options for rehab financing?

HELP!! :(
