When to create an LLC

Hi All, I recently got involved in real estate about a year ago. I currently 2 homes. One I live in and one I rent. When is it appropriate to create an LLC and what are the benefits? Can both homes be put under the LLC? I plan on purchasing more buy and holds as the future unfolds, but I'm not too sure how an LLC works etc. Any advise is greatly appreciated.
