home leveraging to pay off other loans

hi guys, i have been in real estate for 5 years now but am having trouble finding deals so i wanted to cash out refi one home to pay down another home and then get a HELOC on the pay'd down home to level out the refinanced home. i am looking for holes and precautions in my plan, and would be grateful of any help.
