sub to with pretty good spread

Hey guys... been offered a sub to and looking for some ideas.

arv is 85 or so

52k mort

repairs will be about 5k

Rentals are about 900 per month

Lots of exit strategies, so thats not what i am looking for in the thread. I would like to sub to

He talked with his mortgage company and they are saying they want to qualify someone before they give them a mortgage, and of course charge a fee of $800.

I told him we can sub to and no fees. However i have never done a sub to. I usually just buy them, however at this moment were spread pretty thin with capital .... yada yada 

any one want to direct me to a thread or someone who has some expertize on this here type deal
