Guide my next rental purchase please....
I own 3 rental properties and planning to add one more.
Purchase price: $400k, 20% down
Rent: $2400 if I rent to single family
This has 8 rooms and 4 full bath
High tech city area.
Lot of IT professionals.
I am planning to rent room by room so each room at $600 8x$600 = $4800
Mortgage+Insurance+taxes = 2000
Vacancy, cleaning, maintenance, big expense = $500
No HOA.
Cash flow $2300
Utilities, I collect from all tenants.
Planning to hold property for 5 to 7 years. Metro is coming within 2 mile.
Appreciation rate: 3%
Bottomed out in 2009 to $250k, that worries me a bit.
Is this a good deal?
