Investor Search Niche's List

I wanted to start writing a list of Search Niche's, so I don't overlook possibilities when looking at investment properties. Here is what I have so far. Please feel free to add to the list. My goal is to learn every day.

Search Niches

1) Mis-configured homes: Large living area, but too few bed or baths.

2) Lots that are Just under the minimum for subdividing. Buy a few feet along the property line from each neighbor IF possible.

3) Search for High Days on Market MLS properties that are unusual for this market.

4) Fixer Upper Search

5) Recent Expired and Cancelled Listings

6) Expired and Cancelled Listings from years ago that did not re-list

7) Seller Financed properties

8) Probate Sales

9) Bad Foundation properties, Connect with a good Concrete Contractor

10) Condo or Townhome with HOA litigation (close to being resolved)

11) Properties where zoning can be changed

12) FSBO and Make Me Move properties

13) Find Duplexes that can be converted into SFR's IF they sell for considerably more locally. Some used to be SFR's at one time.
