Bad Yellow Letters

So, I actually try to respond to the yellow letters I receive. I figure that everything is for sale if the price is right and it's always nice to form a connection with a someone in the same market. But my goodness folks make communication too darn hard.

Example 1: This morning I call the phone number provided. Do I get a person on the other end? No, not even a person talking. It's a computer saying some pretty generic things, asking me to leave a message. Do I leave a message with this Ohio number when the postcard comes from Texas? nope. Would I have talked to someone? yes.

Example 2: I get a letter from a BP member. So I sent them a private message. Do they respond? Nope.

When people are unwilling to pick up the phone, put their own name on things, use their own voice it makes me feel like its a scam or at the very least poor business. They already know my name and address and are reaching out to me. Why all of the secrecy on their end?

@Jessica B.  this is pretty much par for the course..  I think you have to look deeper into this.

because its talked about so much on social media and a site like BP and there is this mind set that wholesaling is the way to get cash then take said cash and buy and hold. ( you see that verbatim in numerous posts).. literally there are thousands of one trick pony's

I am not sure what the minimum run is for the mailing services but I would imagine 250 to 500 bucks and your in the game... So because its such a shotgun approach in certain markets.. ( Portland being one) your response rate will be very low) so they are shocked to even get a call.

the next thing is these folks listen to what's written here but they have no phone or sales skills.. they may be young and think it cool to use old technology.. but their target market is not young and not tech driven.. they simply don't understand what they need to do.

Their are definite sales skills that are needed to cold call people and then turn them and close them.. think of Stock brokers etc. its called a one call close.. your one call to get an appointment .

But your dead on I bet 100's of thousands are spent each month on mailings that those mailing them will never even answer the phone or call back..

I transact business in 12 states so I frankly get inundated since we pay cash for everything and have no debt... and to be fair I have some experience at this so I fully understand the direct mail campaign and who and what its used for.

But I like you will take a moment and call one to just talk.. and maybe its in a very tight market I am working and you never know a blind squirrel sometimes finds that acorn.. But I have the same experience no one picks up live and no one returns the call or if they do its 5 days later and I can't remember who they are etc.

What is totally missing on BP and many of other social sites is talk about specifics on how to actually follow up and sales skills   ( what do I say when someone calls and I am a nervous wreck getting my first call)  not just read from a script..

great salesmen will out perform the book smart most all the time.
