Buying Manufactured Home Only Tax Sale.

There is a trailer only up for sale at the tax sale coming up.  They pay the taxes on the land, but not the trailer.  I was thinking about trying to do a deal with them to purchase the property, pay the back taxes and lease the land from them with a 5/10 year lease.  Anyone have any experience in a situation like this?  Should I bother?  The trailer is ginormous, so moving it would probably be super expensive.  If I were to do no deal, just buy the trailer, could they make me move it?

Also, for a property to be up for tax sale, does it have be clear of any liens?  Or is that a risk you're purchasing as well?
