Did I stumble on a deal - Aventura FL area

My next door neighbor's husband died.

She is selling her home for 275K, it is not listed and I am pretty much the only one who knows about. The cheapest house in the neighborhood is now listed at 435K and it is smaller and a knockdown. The area is very desirable as well. The way I see it is this, the house could be bought for 275k and cleaned and painted and immediately relisted for 350k, or 75k can be sunk into to and the relist price is probably closer to 465K.

I am brand new at this and do not have the funds to do this deal by myself. I thought about getting it under contract and wholesaling it.

Looking for thoughts from the experts.

Please go easy as I am very wet behind the ears.
