Conventional lending for 2nd o/o property

Last year , My wife and i purchased a 4 family property and have been occupying one of the units . We purchased the property with an fha loan . Now we would like to purchase a single family with putting as little of a down payment as possible . The loan can only be in my name as my wife is a stay at home mom. My median credit score is a 685 and in a perfect world no PMI ! What are our options ?
