Financing Ideas Help

I am beginning my career in flipping houses in North Florida. I have been a real estate agent for a little over three years now. I am able to find properties and have the connections to make improvements to the property quickly and affordably. My biggest hurdle is funding. I do not have the cash nor the ability to get a loan. In my ideal situation I would use little of my own money. I am in the process of finding private investor(s). I had an investor, but the deal fell through. Does anyone have any experience with soliciting private investors? Any tips, ideas or suggestions would be appreciated. Thanks, Dave Nichols
