Disclaimer: this is NOT an ad, or asking for website feedback. I share this tool because we believe it provides value to fellow investors. The software is provided as an "AS-IS" with no warranty. It is free and will always be free.

Problem: As a TK investor, I found myself spend hours every week on BP Marketplace trying to analyze if a deal is good or bad. What if something can do the analysis or at least the pre-screening for me?

My friend and I spent a few weekends developing this tool for personal use. Then we realize sharing is caring ;) It look like this:

For all properties with a FULL address, this tool will automatically compare to the asking price and current rent to estimate market value and estimate rent. Easy to understand and use

  • Pricing in RED -- too expensive
  • Pricing in GREEN -- good deal
  • Pricing in YELLOW -- fair pricing
  • Rent in RED -- over estimate of the rent
  • Rent in GREEN -- under estimate rent
  • Rent in YELLOW -- fair rent
  • When you hover on it, a bubble with detail will show you why we believe it's a good deal.

One gotcha: you need to use Google chrome as your browser, sorry Firefox or IE lovers.

Get it at h t t p: //j.mp/bpTools, or PM me with ideas to improve the tool.
