Chicago investors- Need your opinion about uptown neighborhood

Hi everyone, 

I bought a condo last year in the east lakeview/LP area (current residence). My plan is to pull a HELOC and use those funds to buy another condo in uptown. Renting my current condo will net me about 250 cash flow/mo.

I've been looking for Condos in Logan Square, LP, Wicker Park but they are ridiculously expensive at this point. With that said, I'm thinking about buying a condo in uptown, live there for a year or two and repeat the process. What do you think about the uptown neighborhood in general? How safe it is compared to LP/east lakeview? Do you see any opportunity for growth/development? 

I'd like to buy a condo in my neighborhood but everything seems so overpriced right now and there's no REO inventory in my area.
