~Strategic Marketing to Generate a Unique Absentee Owners List~
Here is a pretty unique way of locating totally fresh OFF market deals that have not yet gone mainstream. I'd like to share it with anyone who likes to think a outside the box like myself. I believe that it's an old school approach to the modern platforms like listsource. However, the results are perfect for those who don't have the funds to mass market from inception. Pretty simple stuff once you post a few ads and get the hang of it. I timed myself and posted an ad in Los Angeles gig section under 2 minutes. Here are the steps:
1. Pick a city that is a buyers market. Or you may have several buyers that have a target. Go there.
2. Goto Labor gigs, creative gigs and domestic gigs. Search for "real estate" and see if anyone is posting about real estate in these areas. If not...
3. POST an AD! with a title something like this; "BIG BUCKS OPPORTUNITY"
and simply describe to the reader that you are looking to hire " Real Estate Finders" or bird dogs (whatever works for you) and tell them to submit fire damaged house addresses, abandoned, dilapidated etc. and we will locate the owner to make a CASH offer to purchase their property. Once a deal closes, the "Finder"receives $500 to $1,500 just for sending and address to our company. It works pretty darn good. It amazes me how many emails we continue to receive with dozens of addresses from locals across the country working hard to find Absentee Owner opportunities.
