I just want to take this time to say THANK YOU!!!  to all real estate investors.  You unsung heroes that are:

1.  GIVING JOBS TO THE UN-EMPLOYABLE people in your community.  The good hard working men and woman that have a challenged work history or perhaps have a not so colorful background with the criminal justice system.  You usually don't even ask about their history when every other job does.  You get a pat on the back because some of them truly need a 2nd chance and you give it to them.  

2. PAYING THOUSANDS TO LOCAL REALTORS that list your houses even though sometimes they may or may not even do anything but list it on the MLS(no offense to realtors because you do work hard). You investors usually pay 6% per house and based on just 2 houses a year at $100k that's $6k per house, you're assisting your local economy with $12k to go around for those 2 houses not to mention all of the others you buy....

3.  KEEPING MORTGAGE BROKERS WITH NEW PRODUCT that can actually pass an stringent appraisal and actually go to closing.  As we move into another cycle where money is starting to flow, appraisers seem to be carrying the brunt of verifying the houses are in good shape.   You keep the loan processors in business and getting their points so they can get paid as well.  For without your newly reno'd houses, the market would move much slower.

4.  KEEPING LENDERS LENDING,  I'm not going to get into them, but you do help the banks make money hence keeping people employed....

5.  KEEPING LOCAL BUILDING MATERIAL SUPPLIERS busy while you support them by using there products in your flips.

6.  MAKING YOUR COMMUNITY a beautiful place to live by just having a professional eye and making ugly houses, sexy again...

7.  PAYING YOUR FAIR SHARE IN TAXES to local city gov't as well as the big fed guys.  The last time I checked, you pay real estate taxes on every house you own.  Sure, the tenant pays for you in your rental but that's much better than vacant houses bringing down the city income when the banks have them just sitting...

8.   GIVING NEW HOME OWNERS A GREAT PLACE TO LIVE, INSTEAD OF A COMPLETE DUMP WHERE THEY HAVE to sink money into make it a home.

9.  YOU HELP PEOPLE GET A GREAT rate of return on their money by using private lenders to fund your flips.  You pay 10-20 times more to Ma and Pa than the stock market would ever pay and it's secured by real estate so your lenders are completely secured..     You should be hugged for that, not punished by politicians and the SEC.   (what's the future of crowdfunding)???

10   THANK GOD FOR MYSELF, because I'm a real estate investor who rocks and you do too.  Go out there and keep it up..
