Any Southern California markets strong for small investors ?

Hello. I am a NYC based general contractor. Over the past two years I have partnered to open up a successful home improvement construction firm in Orange County, CA. I am interested in hearing from investors if there are pockets in Orange and San Diego Counties that still offer acquire and hold opportunities for smaller investors. I am interested n multi family .. any feedback appreciated.
