Contract/ closing ?

I am sure this is a silly question but working on my first deal and am stuck on the next step.  We are in discussions with sellers and believe we are close to coming to an agreement.  How do I go about getting it under contract?  We found the seller ourselves, so do I still bring my real estate agent into the deal to take care of contract and closing?  I have heard I could have an attorney do the paperwork and have closing at title company but not sure how that all works?  I realize there are multiple ways to do this but I am trying to weigh cost vs benefit.  I know the re agent will be the most costly but I have worked with before and know I would be the most comfortable having her do it.  What risks am I taking using an attorney and title co?
