Wholesale offers being outbid

Hello Everyone,

I am trying to figure out where I am going wrong. 

I use the BP tools for calculating my offers based on ARV, repairs and holding costs etc. I have 1 rehabber that has been very helpful in validating our numbers and have used realtors and our own knowledge to get ARV. After all the leg work it seems I keep getting out bid and not by just a little... On one property I was out bid by 70k, and another was around 30k. The 70k hasn't closed yet but they have moved to P&S. Even if I use 70% ARV minus repairs I generally get to the same numbers. So my question ( and yes I know it isn't easy ) is how could I be under by 70k? I must be missing something enormous to be that far off. Any suggestions for where to look would be greatly appreciated.
