Where did ALL the Buy & Hold Investors go? Everyones a wholesaler

Maybe you are finding it different in your market but it seems here in Houston EVERYONE is a Wholesaler! No one is buying houses it seems to rehab or renovate, only looking for deals to wholesale!

Don't get me wrong I "GET IT"... but wholesaling is just one aspect of investing. Personally we are doing more rehabs and ramping up our buy & hold portfolio because we are finding more deals that our criteria. I am not upset by any means that most investors only want to wholesale, but I was just curious as to if you are seeing the same things in your market.
