manufactured home on an owned lot
I have noticed an area where the houses are manufactured but the lots are 5000-6000 sq ft, the same size as typical lot in the Denver suburb. These lots are owned by the homeowners. So what category would these fit in for comparison purposes? Does the fact that they are manufactured double-wides make their value low like a mobile home or does that matter since they are on their own normal sized lots? Many of the homes have attached carports. The recent sales prices look attractive but I am wondering about long term appreciation potential.

One of the biggest differences to look for is the type of foundation they have. Some of those homes are placed on a full foundation and others are on pier and jack setups. With the full foundation you can usually treat it like a normal house and lenders will usually do the same as long as it meets a few other pieces of criteria. The biggest thing you'll run into here is more what people are actually willing to pay. Some still look like a manufactured home by the style and that can be a deterrent. There are some in Erie that have seen some nice appreciation over the past few years.
