How much would you pay for a 4 plex with $40,200 yearly income???

Can someone help me do the numbers? I'm looking at a property that is a 4 plex and each unit can easily rent for $900 as its directly across from a large university. For this reason vacancy will essentially be nil. I'm trying to make an offer without shooting myself in the foot. If interest rate is worse case scenario 5%, property management 10%, taxes $5500. Will take 2 months to rehab however I'm looking for what you would recommend paying if property was move in ready with these numbers.
