New to BP I need some advice on making my next move

Good Morning, I am new to BP and I can already tell that I'm going to be spending a lot of time here. I have made a few deals over the last ten years. Most of which have done me well. I currently own a duplex that is paid off. It is cash flowing around $900 per month right now after expenses. I had it appraised at $115000. I have been reading about the BRRRR method on here and it seems that I have the perfect property to use. I really want to make the right move here and start making at least two deals a year for the next ten years. I also own my personal home that has quite a bit of equity and I have a HELOC on it for $75000 that is untouched. I sincerely appreciate any and all advice. Thanks!
