Newby first time home buyer

Hello BP members, I'm in kind of a pickle, I'm currently a renter (I'm renting from a landlord) and am looking to buy a home for my family. I'm the only one working because my mother fell ill and my brother is still in high school. My oldest brother wants to come live with us as well, I would like nothing more than to get into multi-family real estate investing, but also want a home for my family that isn't a duplex. My question is, if I bought a single-family house, how hard would it be to get another loan for like a duplex or condo? Or should I just try to buy a duplex or triplex and try to squeeze my family into one unit for awhile?
