Seller financing question

Hello form, I have a line of thought that I was wondering if I could get feedback on. I am looking for a sfr for myself and family in the east bay,ca. Is there perhaps an opportunity to look at higher end properties that have been on the market and see if they are interested in seller financing? If so how would I find them (if different than having realtor contact one by one). I would be interested in looking at 5-10% down with if possible a 30year or higher loan. My thought was that since they are not selling and certain categories and areas are tough even in hot markets this may be an opportunity to exploit. Thoughts? Feedback? Anyone with experience on this. Thank you all! Carl
