Which cities are good investments for cash flow?

Hi, I am new here and I want to buy an investment property which has good cash flow. My budget is around 600,000. I am looking for a multi family home/ few units. Any ideas for cities are good for cash flow? I am also open minded for a condo of it doesn't have HOA :) My goal is: my tenant(s) payment rent will cover my mortgage and property tax and being some extra cash each month if I can. I appreciate your inputs, Thank you.

First of all, welcome to BP.  It's a great resource for investors with lots of experience as well as those just starting out.

Many of the Midwest US cities provide good cash flowing investment opportunities.  My personal experience is in the Cleveland market.  Properties are relatively inexpensive (80-90k) and if you finance the property you can generally get 15-20% cash on cash return ($200-$300 monthly cash flow after all expenses).
