Cleveland, OH Market Conditions?

Hey BP Community,

My business partner and I have been searching for properties, connecting with investors, and working diligently to find some undervalued properties in the western parts of Cleveland. Our cash buyer partners are hungry, but we've been unable to feed the craving. 

I plan on driving down to Cleveland in a few weeks to do some Driving for Dollars, but I wanted to get a feel from you RE geniuses about the market conditions in Cleveland. 

Has it been difficult to find those motivated sellers? Are asking prices reaching close to Retail? Which areas are seeing the most activity these days? 

Do any of you do direct marketing in Cleveland? If so, how has this worked out for you? 

Any help is greatly appreciated. It has been tough starting out in this business, but with the help of knowledgable individuals in this community, I feel like well get it up and running.

Buy & hold or fix and flip? Required ROI?

They are still out there, but lots of competition from investors and owner occupants.
