Thinking of creative ways to finance duplex deal

Hello all!  This is my first post.  We have one 4 plex that we bought with a conventional loan.  We are tapped out at the moment, but we still want to acquire some new properties.  There is a duplex that is for sale by owner, that I think it a pretty good deal.  I talked to the owner about owner financing and he wasn't interested in it.  Can you all think of any other creative ways to approach this property so that we won't have to get a conventional loan?  Thanks in advance!
