Things to know prior to meeting owner

Hey all, I and my partner are meeting with some possible sellers of a large apartment complex next week.  This will be our first large acquisition.  I'm sending the seller a list of things we'd like to know prior to meeting with them.  So far,  we have 1. rent roll, 2. Current make up of units (#2/1's etc) and 3. Any major maintenance items that need to be addressed.  

What else should we ask prior to meeting with them so that we can discuss?  Thank you all.
