Selling tenant occupied properties

Happy Monday BP universe!

I own a loft in downtown San Jose, CA and am currently evaluating the market and valuation of my loft. I have a tenant occupying the loft until his lease ends at the end of June. I'm considering selling the loft before his lease ends and was wondering if anyone had any ideas or strategies of listing a tenant occupied space?

If I find a buyer now, but can't move in until end of June, would inspections need to occur at that time?

How would one market a tenant occupied property in an area that most likely the buyer would want to occupy the property right away?

Should I consider offering an incentive to the tenant to move out sooner or maybe this is an option for the buyer?

Any advice would be greatly appreciated!

Much thanks in advance!
