Buying estate house with one of the heirs not willing to move out

Im looking to buy estate house with one of the heirs living in the house and not willing to move out. I made my offer with contingency for the heir to move out on the closing date but the agent representing the estate said he doesn't want to see no forced move out contingencies. It would be a great deal and I'm looking to live there. What would be the best way for me to do this and if I do buy this house how should i evict the heir out after the close?
