How to overcome a 12% conventional loan rate?

hi, my name is Manuel. I live in mexico in cancun. I'm very interested in real estate as a newby, and i m still getting as much education as i can, reading a lot of books. But most of them are written for american context where a national bank interest is 5% maximum.

In mexico, interest rate is 12% average! Which ruins my cashflow!

How can i overcome this issue if i dont have the cash to pay it all?
