Looking for my first deal Auction vs MLS/realtor

I'm looking to start my long road to 25 rental properties. I have some csh to play with. My hope is to buy a single family fix and flip, make a little extra money and start this way. I have been googling auctions in my area as well as contacting agents to receive MLS emails. My question is, which is the best route to finding the best options? What are some of the bigger auction sites for the Nebraska/Omaha area?

I understand each avenues have their own pros and cons. Just looking for some perspective/advice from some of you more experienced property owners.
