Multi-Unit In Los Angeles

Looking to buy a triplex or fourplex in Los Angeles. Focused on East Side such as Boyle Heights, El Sereno, Montecito Heights, City Terrace, East LA, Lincoln Heights as well as USC, West Adams and south of Downtown.  It's to owner occupy one unit and rent other units. Have been working with an agent but everything is retail priced and wondering if that's our only option. Would love to hear from anyone in that part of the investing world, here in LA. Thanks. Tom
