Anyone familar with houses in downtown aurora, il?

I am looking at a house by a busy street ( N Lake St ) in downtown aurora, il / close to McCullough Park. Is anyone familar with that area? I've seen the houses around that area, seems to be selling around $100K or less. Several websites show comps around $120-$140K. Being so close to the Hollywood Casino in Aurora, I wonder if that affects resell value or even rentals. Appreciate any feedback you might have!
