Have a wholesale deal???

Quick question for the group. I found a property that a coworker is currently renting and the owner propositioned her to take over his payments and buy the house. My ears perked up and I asked about the deal. The owner owes 225000 on the house and I sent it to my wife to run the comps (realtor) and she said that the market value is 325-350000. I instantly told the girl I was interested in talking to her landlord to make a deal. I don't know much about taking over a loan on a property or really know what I should be asking the owner. I can turn around and have my wife list it on the day of close and make a little bit of money. I am very new to this game so any advice would be great. Thank you so much!
