Inherited Triplex

My wife will be inheriting a triplex in the near future. There is currently a mortgage of about $100,000 on it and the building is worth $160,000. Will she just have to continue paying the mortgage when it is turned over to her or will we have to refinance the property? The property will not be owner occupied. We would like to keep it to add to our rental portfolio for income later in life. Thanks for all replies.
