Using OPM

II'd like to know when I find an apartment I want to buy. I have to first put it under contract according to the Texas laws, but doesn't that require earnest money down, even if I plan to flip it. How much earnest money? Some always talking about using OPM, but nothing ever mentioned about earnest money to get the apt. complex under contract, doesn't that require me to come up with a lot since apt. cost more than single family residences?
