How to sell my dad's house

My dad wants to sell his property in Oakland California. He's not good with English and he asked me for some help and now I'm asking the bigger pocket community! He wants to sell his house for 350k. Where can I find the contract to sell the house? What can I do to close the property for him? He wants a lump sum of money for it. What do I do?
