Listing Agent Fee - Seling my first property

Hello Community Members - I would appreciate if someone can help me on this.

I am selling my first rehabbed property. I have talked to several listing agents. Some of the agents are willing to list it at flat fee others are charging 1-3% commission. I am really confused as to what kind of listing agent should i pick. Should i save money on flat fee listing or should i select an agent asking for commission.
