New investor -need help with a game plan

hi im a new investor from the Philadelphia area, right now I have a small 2 bd rehab I purchased for 10k, needs about 4k in work which I hope to complete in the next 2 weeks. Rents are around 600-700. I have one possible tenant on deck  . I also have $12k to invest . I'm still working a 9-5 and I currently don't have any credit , my question is how can I scale my business from here ? I would like to work on getting my second rental property, I know I'm on the right path but with so many methods I'm confused ..what do u guys suggest ? Thanks in advance
