New Jersey -- South Jersey family purchase

Hello I'm looking for information on purchasing real estate in New Jersey.  Here's my situation.

My parents are moving to New Jersey (55+ community is what they're thinking) and are going to purchase the property after selling their current residence.  

My question is what are their options for purchasing this type of property keeping in mind myself and my sister?  Should they place it in a trust?  I've heard the inheritance tax is quite hefty in New Jersey.  

Anyone who's been in this circumstance before?  Thanks!
